Sell with a plan, a price strategy and two people in your corner
Selling your home is more than paperwork and photos. We want it to feel steady and clear from our first conversation to your closing day. Our goal is aligned with yours: we don't want to simply list your house. We're in it to sell your house.
Every step, every detail, handled with you in mind
Optimal pricing
Price your home with confidence, backed by our detailed research, analysis and strategy.
Preparing to sell
From small fixes to bigger prep decisions, our clear step-by-step plan helps you get your home ready for market.
Professional photography
We bring in a professional photographer to show your home at its very best, at no cost to you.
Marketing strategy
Our marketing plan puts your home in front of serious buyers, online and in person.
Weekly updates
Each week we send you a clear update on online interest, showings and anything affecting your market position, so you always know where things stand.
Skilled negotiation
We negotiate every offer with your best interest in mind and walk you through each option so you feel confident in what you decide.
Support beyond closing
We stay with you through closing and after, connecting you with trusted people for your next move, wherever it takes you.
Two agents, every step
You work directly with both of us, from the first walk-through to the closing table. You'll never wonder who's handling your sale.
The right price is the biggest factor in how fast, and for how much
Price too high, and buyers scroll past. Price too low, and you risk leaving money on the table, or even raising questions about what's wrong with the home.
Five things shape your home's value: recent comparable sales, location, the condition of the property, current competition on the market, and timing.
How pricing plays out
A little care before listing pays off at the closing table
Prep
Walk through your home with fresh eyes. Handle small repairs, tidy the landscaping, and clear out clutter and personal items. The goal is a blank canvas that buyers can picture as their own. We've renovated and sold many homes ourselves, so we'll tell you what's worth fixing and what to leave alone.
Photos
We'll send you a simple checklist to get every room camera-ready, then walk through with you to suggest small adjustments before our professional photographer arrives.
Paperwork
You'll complete a South Carolina Seller's Disclosure and any other required documents before we go live. We'll walk you through each one.
Buyers still rely on agents and strong online exposure

We put your home where today's buyers are looking
MLS and online syndication
Your home goes on our local MLS and out to hundreds of websites, including the major home search sites, so buyers searching online find it fast.
Social media
Your listing is shared on Facebook and Instagram, and we fine-tune our approach based on how buyers respond.
Professional signage
A premium sign that reflects the quality of your home goes up the moment you hit the market, with a QR code that takes buyers straight to your listing.
Agent network
We share new listings with agents across the Western Upstate, many of whom already have buyers searching in your price range.
Lake market reach
For Lake Hartwell and Lake Keowee homes, we market directly to buyers searching for waterfront and lake-access properties.
A page of its own
Your home gets its own page on this site with every photo and detail, built to look great on a phone.
What happens between "yes" and closing day
Paperwork moves fast and emails come in over the next few weeks. It's our job to make it all feel simple. Here's what to expect.
Inspection and appraisal requests
Buyers' agents usually request inspection and appraisal times through ShowingTime. Confirm or reschedule quickly so things stay on track.
Buyer inspections
Licensed, insured inspectors review your home inside and out. You don't need to be there.
Appraisal
The appraiser works independently for the buyer's lender. You'll only hear from us if the number comes in under the contract price.
Final walk-through
Most buyers walk through a day or so before closing to confirm the home's condition. Ideally the house is empty and clean, and you aren't present.
Closing
In South Carolina you'll usually sit at the table with the buyer and their agent. We'll be right there with you.
Start with a conversation about your home
Tell us a little about your home and your timeline. We'll prepare a real value range based on recent sales and current competition, with no pressure and no obligation.
