Find the right home, and know what you're really buying
Whether you're moving across town, relocating to the Clemson area or looking for a place on the lake, we'll help you find a home that fits your next chapter, and make sure you understand it before you sign.
Your trusted local guides, from first showing to closing day
We know what to look for
We've bought, renovated and sold many homes ourselves. We'll point out what matters, from the roof and crawlspace to drainage and the lot, and what's just cosmetic.
Local, from the mountains to the lakes
We know the neighborhoods, the lake communities and the trade-offs between them, from commute times to HOA rules and dock questions.
Lake property know-how
Waterfront and lake-access homes on Hartwell and Keowee come with their own questions. We help you ask them before you fall in love with a view.
Honest guidance
If a home isn't right for you, we'll say so. Our job is to help you buy the right home, not just a home.
Seven steps to your new home
Set your goals
Where, how much space, what you can't live without and what you'd like to have. We'll help you sort must-haves from nice-to-haves.
Know your budget
Talk with a lender and get pre-approved before you shop. It tells you what you can comfortably afford and shows sellers you're serious. We can recommend trusted local lenders.
Search
We'll set up a search for you and keep watch for new homes, including ones that haven't hit the market yet.
Tour and evaluate
We'll tour homes with you and point out what matters, so you can compare them clearly.
Make an offer
We'll review recent sales with you, help you set a strong offer and negotiate on your behalf.
Inspections and appraisal
Your inspector and your lender's appraiser review the home. We'll help you understand the findings and what to ask for.
Close and move in
In South Carolina, a closing attorney handles the paperwork. We'll be at the table with you when you get your keys.

An estimate only, not a loan offer. Use the rate your lender quotes you. Property taxes in South Carolina vary by county and are much lower on a primary residence, so ask us for the figure on any home you're considering. Loans with less than 20% down usually add mortgage insurance.
Tell us what you're looking for
Share a few details and we'll reach out to talk through areas, price range and timing. We'll keep watch for homes that fit, including ones that haven't hit the market yet.
